Background
Richardson Electronics, Ltd., a global provider of specialized electronic components, operates out of a well-maintained legacy facility with approximately 250,000 square feet of total plant space. Prior to this project, the company utilized two floors of office space, each roughly 17,000 square feet, built around a traditional layout with private offices along the perimeter. This configuration limited access to natural light and did not reflect evolving workplace trends.
In the wake of the COVID-19 pandemic, the organization transitioned to a hybrid and remote work model, significantly reducing its need for dedicated office space. At the same time, the company identified an opportunity to expand its production and lab capabilities within its existing footprint. To bring this transformation to life, Richardson partnered with Key Interiors to re-imagine how the space could better support both its operations and its people.
Objective
The project’s primary goal was to realign the facility with the company’s new operational needs by reconfiguring office space and increasing production capacity. This required a full rethinking of how the existing space was allocated and used.
In addition to improving operational efficiency, the client also wanted to enhance the workplace experience for employees. This included modernizing the office environment, increasing access to natural light, and upgrading shared amenities such as restrooms and break areas.
Strategy & Implementation
The project followed a phased approach, beginning with renovations to shared spaces including 18 restrooms and a full-service employee kitchen and cafeteria. These upgrades were completed while design work continued on the office and production areas.
A major strategic move involved consolidating all office functions onto the second floor. This allowed the entire first floor to be converted into a production and laboratory environment, a significantly more valuable use of the space from a business standpoint.
The second-floor office was completely re-imagined. Private offices were relocated to the interior of the floor plan, opening up perimeter space for open workstations and maximizing natural light throughout the workspace. Glass walls were introduced for private offices to further enhance visibility and light flow.
Additional features included a centrally located hospitality-style break area within the open office, encouraging informal interaction and improving overall workplace experience.
On the first floor, the new production and lab space required several technical upgrades. These included the installation of electrostatic dissipative (ESD) epoxy flooring and the integration of specialized electrical infrastructure. Glass elements were also incorporated into the lab design to maintain a modern, visually appealing environment.
To support the mixed-use nature of the building, a fire-rated separation was constructed between the production and office levels. The project team also navigated supply chain challenges and long lead times by directly procuring materials from manufacturers, allowing for better control and real-time visibility.
Throughout the project, a progressive budgeting approach was used, enabling the client to make informed decisions about where to invest in higher-end finishes and design elements that would enhance the space.
Result
The completed project delivered a full transformation of the facility, aligning it with both current operational needs and long-term business goals.
